Golden Visa Program Greece

The Program is open to non-EU nationals and includes:

• The spouse of the main applicant

• Children under 21 years old

• Parents of the main applicant

Please note that physical presence in Greece is not required in order to apply for the visa.

• 5-year renewable residence permit

• Visa-free access across the Schengen Area

• No minimum stay requirement

• Family inclusion (spouse, children, parents

• Revenue from rentals

• Property Purchase: Investment in residential or commercial real estate.

• Property Development: Construction of new properties or renovation of existing ones.

• Leases: Hotel residences or furnished tourist rental agreements.

• Timeshare Agreements: Shared use agreements for tourist accommodations.

• Inheritance or Donations: Acquisition of properties with a minimum value of €250,000.

• €250,000: Conversion of commercial properties into residential use or restoration of listed buildings.
• €400,000: Minimum investment for single properties (minimum 120 sq.m.) in most areas of Greece.
• €800,000: Minimum investment in high-demand areas such as Attica, Mykonos, etc. (minimum 120 sq.m.).
• €400,000 – €800,000: For lease or timeshare agreements depending on the location.

Important Note:

Residential properties acquired under the Golden Visa program cannot be used for short-term rentals (e.g. Airbnb). Only long-term rentals are permitted.
